Bathroom Essentials for Your Airbnb or Midterm Rental: What Works (and What Doesn’t!)
Bathroom Essentials for Your Airbnb or Midterm Rental: What Works (and What Doesn’t!)
Let’s talk about bathrooms. They’re one of the most important spaces in your Airbnb or furnished midterm rental, and trust me, guests pay attention to every little detail. A clean, well-stocked bathroom can go a long way in earning those five-star reviews. But while designing and setting up bathrooms, I’ve also learned a few lessons—some the hard way.
1. Flooring: Avoid Penny Tile (Even Though It’s Beautiful!) and Consider LVP
I’ll be the first to admit, I love the look of penny tile. It has this charming, historic feel that makes any bathroom look stylish. But here’s the thing: it’s a nightmare to clean. No matter how much you scrub, you can never quite get it as clean as you want, and don’t even get me started on how hair sticks to it. As much as I love the design, it’s easily my worst choice when renovating the bathrooms in my rental property.
If you’re looking for a durable and easy-to-clean alternative, LVP (luxury vinyl plank) is an amazing choice for bathroom flooring. It’s waterproof! What could be better than that for a rental property? It’s durable, easy to maintain, and perfect for high-traffic areas like your Airbnb bathroom.
2. The Basics: Stock Up and Keep It Refillable
Your bathroom should be well-stocked, and the best part? You can make it feel high-end without constantly overspending. Here’s what I always include:
Hand soap: I use cute, refillable jars to save money in the long run.
Shampoo, conditioner, body wash, and lotion: Same idea—refillable containers look great and cut down on costs. Guests appreciate the thoughtful touch of good-quality products, so don’t skimp here.
Towels: I always leave 4-6 towels per guest depending on their length of stay. Don’t forget washcloths, makeup washcloths, and hand towels that hang neatly.
3. Bath Time Extras
A few little extras go a long way in creating a luxurious bathroom experience for your guests:
Bath salts: I keep mine in a cute little container—it adds a touch of spa-like relaxation.
Rubber ducky: For the kids! You never know when someone will be traveling with little ones, and it’s a thoughtful (and fun) touch.
Blow dryer: Essential for any Airbnb bathroom. Guests will expect it, so make sure you’ve got a durable one.
Bath mats: I used to stick with fabric bath mats that could be easily washed, but recently I switched to a stone bath mat. It’s easy to wipe clean and gives a sleek, modern look to the bathroom.
Anti-slip stickers for the bathtub: These small, adhesive anti-slip stickers stick directly to the tub and prevent guests from slipping in the shower. A simple but effective addition for guest safety.
4. Makeup Wipes and Makeup Towels
No matter how many makeup wipes and makeup washcloths you leave, guests will still somehow ruin your towels. That’s why I always buy durable white towels. Not only do white towels feel fresh and clean, but they’re also easy to bleach when stains happen. I try not to go too high-end on the towels, though, because I’ve had to replace many over time. Tip: Keeping them fresh and stain-free is key for maintaining that five-star bathroom experience!
5. Robe, Slippers, and Hooks
Nothing says luxury like a robe and slippers for your guests. They may not always use them, but having them there is a nice added touch that makes your rental property feel more like a hotel. And don’t forget to include hooks for hanging towels or robes—guests will appreciate the convenience.
6. Don’t Forget the Essentials
Here are a few more must-haves for your bathroom setup:
Trash can: Don’t forget to also provide trash bags for easy disposal.
Cotton balls and Q-tips: These little extras show that you’ve thought of everything and are especially appreciated by guests who forgot to pack them.
Toilet plunger and brush: Trust me, guests appreciate having these, even if they don’t use them.
Sunscreen: Especially in summer, its a common thing your guest might forget and gives them time to get their own bottle
Shower curtain: Choose something that fits the theme of your rental property.
Pictures or art: A well-placed picture or piece of art can make the bathroom feel less sterile and more welcoming.
Why the Details Matter
Setting up an Airbnb or midterm rental is no small task, and the bathroom is a place where attention to detail truly matters. Cleanliness is non-negotiable, but so is making sure your bathroom is well-stocked and inviting. From the basics like soap and towels to those little extra touches like bath salts and a rubber ducky, every detail adds to the guest experience.
Remember, a thoughtful bathroom setup can really make a difference in your guest’s stay and help you stand out in the competitive world of real estate investing and rental properties.
